No offense to anyone who comes in here and happens to rent an apartment or house. This guy did a real number on the place, his dog rpped up the brand new carpet, chewed through a door, and pee was all over....now I know I'm gonna hear this "You should never allow animals" But I can't do that, I can't be a hippocrite with my dog and reptiles and tell people there are no pets allowed. It's gonna cost me about $400 to fix everything, but at least he left a very expensive projector...if it works I'm gonna be selling it for about $1000. That's at least gonna take care of the repairs. Anyone else have this crap happen??

Sees being I am just about to rent out a place I just remodeled I REALLY didn't need to read this! Hate to say it but I am gonna have to be a hypocrite and not allow pets. I was going to sell the property but I have had it up for sale for 2 months and there just hasn't been enough interest right now... I'd really hate to get some jerk that screws up all my hard work!

When I had first purchased my double unit, two of my very good friends happened to be living on the 2nd floor. Their lease was up with the previous owner 30 days after I signed the final paperwork on the house. So, being the wonderful friend that I am, I told them it's fine that they stayed for the remaining of their lease and to not worry about the rent for that month. Long story short, it took them 60 days to get out & when they left, the apartment was trashed. They had both a cat & a dog up their who soiled one of the bedrooms so badly the room stunk. They left an over flowing trash can of garbage in the kitchen. The cats litterbox was in the bathroom, and instead of sweeping up the litter & poo that was on the floor, they left it for me to clean up. They didn't vaccum before they left, their was food squished into the carpet. They unplugged the fridge & left rotting meat in there. It was really gross.

So long story short, I no longer allow ANY dogs or cats in my apartment. I do allow caged animals, do not require a pet deposit, but an addendum to the lease must be signed stating what pets are owned and in the apartment. If a tenant brings animals into the apartment that are not on the lease, or brings in a dog or cat...They are in violation of the lease and will be evicted.

$3000 worth of damage. Their security deposit was a mere $550 from the previous owner.

Long story story, if friends of mine would do that to me after knowing me for 5 years, imagine what would a stranger do? It's not a matter of being a hypocrite. It's a matter of protecting your investment.

I get in really good people usually, on occasion the bad seed, but it's mostly that I just recarpeted that apartment that ticks me off!!!

And I must say Stef....NEVER RENT TO FRIENDS OR FAMILY!!!!!!!!!!!!!!!!!!
They screw you over faster than anyone else, I rented to a girl I was friends with for 9 years, her dog chewed everything, and attacked my dog, who had to be put down!!!! I just recieved the restitution for the vet bills 2 years later and when she moved out she only gave 20 days notice, and I require 30 for return of the deposit...she took me to court over it, and I won LOL

We did get the apartment finished today other than putting new carpet in. But it doesn't smell anymore at least

I didn't rent it to them. They were living there when I bought the hosue.

oh ok, if I knew that I was buying a place that my friends were living in, I'd make the previous owner kick them out...but only after all my experiences

That would have been a good decision on my part. But I don't think he could have legally done that in the amount of time that their was when he offered to sell it to me. If I would have kicked them out when I bought it, they still would have had 30 days to vacate. It was lose/loss I think.

Oh yea, I can relate Tonya . My parents own an 18 unit apartment complex and we have see just about everything over the last 25 years. Just a few episodes,

We had a guy move out ( he was from the middle east and went back home to live) and literally left all of his belongings. I mean clothes, family photos, food, check books, financial information, bags and bags of free medical supplies ( i.e. sample medication, lotions, you name it), dishes, furniture, ect., ect.. It took 2 days and a dumpster filled to the top to clear out his Apt.

We had another guy ( long time renter) that ended up leaving and thank God he cleared out his own place. These are small studio Apts. and the guy had stuff packed to the ceiling ( he had a path winding through his apt.). His girlfriends father was helping him move and we new it must of been bad when the father approached us to appologize for the condition in which he was leaving the place ( and this was AFTER everything had been cleared out). Oh it was bad.

We have another guy currently living their now ( 12 + year tennant) that when he ever decides to move, we are planning on sealing over the door and windows and taking a loss on that unit. Drapes have never been opened ( thick with spider webs) and last year we saw a Praying Mantis in his unit between the drapes and the window. I swear I smell mold whenever walking by his apt..

Now onto our current unit that we had to bomb to get rid of the roaches ( the bad kind). It was so bad we had to throw away the microwave, overhead cabinets and then bomb the unit again.

All of this is just "the tip of the iceberg". Alot of wierd stuff has happened over the years that is just too much to list here. All of it does make interesting conversation though.

the packrat I've had, she was a 60 year old woman who had stuff piled from floor to celiing, and this is the unit I now call home, there was a 4 foot dust curtain flowing over the floor behind the bed, we kinda peeled it off, and we had german roaches from her too. It took her 6 months and 2 guys to help her move everything out. Took 3 hours of steam cleaning by professionals to get the carpets cleaned. It was quite disgusting

Heh, funny you should have started this thread now...

We're renting the upstairs of a house, there's another apartment downstairs... The first tenants that were there were awesome, we used to all chat it up out on the steps at least once a week or so -- Then the guy got a job in his hometown and they moved. Nothing but trouble since.

The next crew that moved in smoked so much weed in the apt that we had a blue cloud in our front entry on a weekly basis, if not more (not a priss about marijuana either, but my son REALLY doesn't need to be exposed to it at two years of age!) Then there was the night Cory nearly had to stomp his foot thru the floor to get them to turn down the blasting music -- AT 3AM!!! Guess how they retaliated? -- By banging on the ceiling at seven o'clock in the evening if I ran the vacuum or scrubbed my bathroom floor!!! Then there was the night someone was practically beating their door down at 3:30am... right under my son's room. They actually ended up being evicted by our landlord for not paying the rent, and apparently the guy was loaded and refused to leave...

Now we've got a pair who have had the landlord in at least once a week since they moved in, i.e. pestering the life out of the poor man for any reason they can think of, and are apparently complaining about "the little fella running around upstairs." Like I told our landlord today (and he agreed with me lol), if that's the case, they never should have moved in with a kid upstairs!!! This crowd decided to bang on the ceiling when at midnight one night, our son got out of bed and ran across the kitchen floor because Mommy was home... According to the landlord they wrote him this big long letter with a list of complaints, including the "thumping" and "noise". We don't have parties; don't blast the music; the only "noise" is our munchkin running around, and the occasional holler at said munchkin when he throws a tantrum lol.

Anyhow, we're now in the process of looking for a new place, when we really like the guy we're renting from... but we can't put up with the crap from these people any more. We're checking out a place tomorrow, and if we get it, we're gone within the month...

Whew, that really turned into a rant! :main_rolleyes:
